A: Shared ownership allows for the full cost of prime real estate to be equally distributed among a group of owners. However, you own this 'share' and the value that it accrues.Q: How is shared ownership superior to full ownership?
A: Purchasing a 2nd home or recreational property is often out of reach for most families. Consider the maintenance time and carrying costs that come with a fully owned home. These costs continue 365 days per year, but only a fraction of this time is actually spent at your property. Hence, fractional = affordable.Q: How many lodges will be on Fox Run?
A: Two for phase I, and only two more for phase II. No worries for privacy or exclusivity.Q: How many owners are there for each lodge?

A: If a buyer would like to purchase more than one share to allow for more time each year, this is an excellent option.Q: Is housekeeping provided during our stay
A: Your lodge will welcome you in a pristine and ready state; the same will be done after you leave.Q: How are the weeks of ownership chosen?
A: Each share is the equivalent of 5 weeks per year. One week is guaranteed for Summer, and is permanently set at time of purchase. The remaining 4 weeks are decided each Fall in a fair and equitable manner.Q: Can I rent or lend my lodge to family, friends, or the public
A: Yes, this option is available, and can be a great 'mortagage" helper.Q: Are pets allowed?
A: Only one lodge will be designated pet-friendly due to possible allergies. Be sure to get in on your purcahse early and designate your preference. This rule could change if no major allergy issues present.Q: Can other owners smoke in our lodge?
A: All lodges are designated non-smoking at all times; under the regulations of the Smoke Free Ontario Act. Tobacco use is permitted on decks and grounds.Q: Is boat dockage available?
A: Yes, private boat docking is provided at no additional cost. Fox Run is part of Timberlane Rustic Lodges which affords a resort atmosphere and services.Q: Can I sell my Fox Run share?
A: Your shares are your investment to keep within your family, bequeath, or sell at your discretion. Sale of shares, prior to phase completion, are subject to the terms and conditions within your ownership documents.Q: How do ongoing property management decisions get made for the property?
A: Fox Run and the Owners Association shareholders, own all the property and buildings. All decisions regarding your property are made by you and the Owners Association (other shareholders).Q: Can I trade my 5 weeks or parts of them with other fractional owners or time share vacation properties?
A: Yes, this question alludes back to rental priviledges, and is another great option. Instead of just renting your space, think about trading your time with a friend who owns a vacation property of similar value - even internationally.Q: What are the annual property maintenance fees?
A: Property tax, insurance, and maintenance are as yet unknown. However, we have estimated $1800/yr at a maximum.Q: What is included in the fees?
A: Fees will include all taxes, insurance, a refurbishment reserve, property management, garbage removal, lawn maintenance, snow removal, housekeeping, and utilities (internet, phone, heat, and hydro).
